Now we want you to experience some of the fun we had riding the YFZ450R with Yamaha and factory Yamaha ATV racer Dustin Nelson. The coastal sand dunes that reside next to the small seaport village of Winchester Bay, Oregon, was our playground. Off-road video guru Ray Gauger shot this amazing footage of the event, and our own digital wizard, Mark Williams, assembled it into this short clip.<br/><br/>If you’ve never been to Winchester Bay, you’re going to want to add it to your bucket list after watching this. Unlike most sand dune OHV locations in other states, Winchester Bay has actual trails that wind through the lower-elevation seagrass and the pine tree-covered peaks of the dunes. The trails venture into the trees with high sandy banks, hairpin twists, and some narrow sections that just cannot be navigated in a side-by-side.<br/><br/>Many will tell you that the best way to experience Winchester Bay is by attending DuneFest, a massive annual gathering of off-roaders that happens every August. And we agree. _a-new-community-hub-is-planned-for-tenby.jpg "Tenby Town Council are pushing forward with plans to develop a venue’s vacant cafe into a ‘Community Hub’.<br/>Plans for what will feature at the hub, which will occupy the empty premises at the front of the De Valence Pavilion on Upper Frog Street, are sketchy, but the Town Clerk has said that the planned facility will introduce some essential services for the community.<br/>In the Town Council’s annual report for 2023/24 under the ‘plans for the future’ banner, it states that one of the key focuses will be on delivering a ‘front facing office’ to meet the needs of the community.<br/>As part of this plan, the Town Council has been progressing plans to make its own office more accessible by relocating within the existing De Valence building, by creating a welcoming community hub.<br/>Details have been sketchy over what exactly the hub will feature, with recent discussions involving councillors and representatives from the De Valence CIC trust being taken behind closed doors, due to the ‘disclosure of commercially sensitive information’ according to the Town Council’s recent agendas.<br/>The Town Clerk Andrew Davies told the Observer: “The council have been working closely with social and commercial partners to provide a multi-purpose Community Hub that will benefit both residents and visitors to Tenby. <br/>“This initiative will provide better public access to council staff, improved public and working space and some additional essential services for the Town.<br/>“Plans are at a mature but sensitive stage at the moment and final agreements have not yet been completed. Until then it is in the interests of all partners that details remain embargoed. <br/>“However, rest assured that the Council are working hard to close negotiations as quickly as practicable and look forward to providing you and the public with more details in the near future. <br/>“We cannot provide you with a more accurate timeline at the moment as we are beholden to various solicitors for the completion of legal drafting.”<br/>Speculation has mounted that the new hub could include some form of banking services for the seaside town, after the news that the last bank in Tenby HSBC would be closing, with a confirmation date now given as August.<br/>County councillor for the South ward Cllr Sam Skyrme-Blackhall announced over a year ago now that she was in ‘discussions’ that could lead to new banking services for Tenby.<br/>She said revealed at the time that talks were ‘ongoing’ - but the scheme she said was ‘backed by a major player in the market’ could see a new service open in Tenby that would also provide access to cash and deposit services for businesses and new banking services for the whole community. <br/>Since then however Tenby Post Office has stepped-up to fill the banking void for the town, offering a comprehensive list of vital business and personal banking services available to the community, seven-days-a-week.<br/>The De Valence cafe has been unoccupied since a Caribbean eatery left the premises last year.")

_meet-one-of-britain39s-youngest-caf-owners-who-customers-often-mistake-for-staff.jpg "Meet one of Britain’s youngest business owners – who customers often mistake for staff rather than the boss.<br/><br/>Chloe Frost, 18, opened The Baking Suite - her very own café - in October 2023.<br/><br/>She initially considered starting an apprenticeship after finishing her A levels in June, but instead decided to follow her ‘dream’ – which had always been baking.<br/><br/>Now, Chloe has her own place in Bromham, Beds., and neither she, nor her customers, can quite believe it.<br/><br/>She said: “I’ve just always loved baking. After sixth form, I started making and selling celebration cakes on Instagram.<br/><br/>“So then I just thought, why not do this properly? Even though that still feels crazy.<br/><br/>“People hardly ever think it’s me that runs the place.<br/><br/>“Even today, with one of our regulars, he said, ‘Where’s the boss then?’ And I said, ‘I am the boss.’ <br/><br/>“People are always surprised but everyone is supportive when they realise.”<br/><br/>Chloe took over the site at the end of August after a previous café closed – and then spent just over a month re-decorating, re-fitting the kitchen, and making the place feel like hers.<br/><br/>She said: “I thought it was a good opportunity as there was already a small customer base. But I wanted to turn it into my own place too.”<br/><br/>The Baking Suite offers breakfast, lunch and an array of tasty sweet treats – all of which Chloe bakes from scratch by herself.<br/><br/>So far, her banana bread and rocky road have been consistent crowd pleasers – but she says classics like brownies, scones, and millionaire shortbread are always popular too.<br/><br/>Chloe currently has two staff members – chef Kimberley White, who has 18 years' experience, and barista Rosie Harrington, her brother Jonathan’s fiancée – but one day Chloe hopes to have a bigger team.<br/><br/>“I would love to open more premises at some point,” she said. “But it’s all about taking things one step at a time.”<br/><br/>Chloe says business has been going well so far – with the café already boasting plenty of regulars.<br/><br/>“We have a lot of customers who we see nearly every day,” she said. “Builders, dog-walkers, elderly people, those working from home. <br/><br/>“Of course, sometimes there’s a quiet day or two – but that’s to be expected in hospitality.”<br/><br/>Chloe says other local businesses have supported her too, with nearby Wooden Hill Coffee Company, whose coffee the café serves, offering all staff members free barista training.<br/><br/>She currently isn’t taking in a salary, but is making enough for rent, outgoings, staff salaries, and to pay back her dad – who financed the initial opening.<br/><br/>Chloe said: “I’m very lucky to have such a supportive family. My grandparents even keep a bunch of ingredients in their freezer for me.”<br/><br/>Chloe said she would encourage other young people to follow their dreams like she did – but only if they’re willing to put in the effort.<br/><br/>“I definitely would say to other young people who want their own business that they should follow their dreams and their passions,” she said.")
